Browns Mill Village: A New Model for Affordable Homeownership

November 5, 2025

Browns Mill Village stands as a milestone in Atlanta Habitat’s history, our largest development to date and a shining example of what’s possible when innovation, collaboration, and community come together.

Developed in partnership with Cityscape Housing, Browns Mill Village is a thoughtfully designed mixed-income neighborhood located on 31.4 acres just south of downtown Atlanta in the Orchard Knob area. This vibrant community combines affordable homeownership with beautiful natural surroundings, recreation areas, and neighborhood amenities that promote connection, wellness, and long-term sustainability.

Surrounded by local treasures such as Browns Mill Golf Course, the Urban Food Forest, and the 211-acre Southside Park Nature Preserve, Browns Mill Village offers residents the convenience of city access with the comfort and safety of a true neighborhood.

Browns Mill Village marks Atlanta Habitat’s first planned development joint venture with a for-profit builder — a groundbreaking partnership that has expanded our capacity to deliver high-quality, affordable homes on a larger scale.

This development introduced three new floor plans, Atlanta Habitat’s first model homes, and a fresh approach to community planning that balances design, sustainability, and affordability. With 134 total homesites, Browns Mill Village includes:

  • 75 single-family homes built by Atlanta Habitat, featuring 3–4 bedrooms across single and two-story craftsman-style floor plans (1,400–1,600 SF)
  • 59 townhomes developed by Cityscape Housing and Atlanta Neighborhood Development Partnership, offering additional affordable homeownership opportunities

Every home reflects our commitment to quality, energy efficiency, and timeless design, ensuring long-term affordability and pride of ownership for generations to come.

A Connected, Convenient Community

Less than five miles from downtown Atlanta, Browns Mill Village offers quick access to Interstates 75 and 85 and Hartsfield-Jackson International Airport, while maintaining the quiet character and greenery of a residential neighborhood.

The 1.5-acre central park serves as the heart of the community and is complete with walking paths and natural landscapes. Additional amenities include:

  • A soccer pitch sponsored by LISC and Atlanta United, which doubles as an innovative stormwater retention feature
  • Thoughtful landscaping and walkable streets that promote wellness, safety, and connection

Affordable HOA dues maintain the neighborhood’s shared spaces, ensuring a clean, cohesive environment and protecting home values for years to come.

Making Homeownership Possible

Atlanta Habitat homebuyers at Browns Mill Village enjoy interest-free 30-year mortgages starting at $750/month, making homeownership attainable for working families across metro Atlanta.

Through partnerships with local sponsors, donors, and volunteers, this development demonstrates the power of community investment to create generational impact.

Continuing the Legacy

Browns Mill Village is more than a completed project but a model for how Atlanta Habitat will continue to build thriving, equitable neighborhoods across the city.

From its collaborative development approach to its design innovation and community impact, Browns Mill Village reflects what’s next for Atlanta Habitat: building homes, communities, and futures together.

Looking Ahead to Langston Park

Inspired by the success of Browns Mill Village, Atlanta Habitat will launch a new development in 2025: Langston Park in Sylvan Hills. This community will offer a broader mix of affordable housing options, including 2-, 4-, and 6-unit townhomes alongside single-family homes.

Designed with modern exterior elements, these homes will resemble our current two-story model, with the primary difference being shared walls for townhome units. Future phases will also introduce 2- and 3-story townhomes with 3- or 4-bedroom layouts, expanding homeownership opportunities for more Atlanta families.

Langston Park represents the next chapter in Atlanta Habitat’s work to create innovative, sustainable neighborhoods across the city.
