Applying for an Atlanta Habitat home is similar to applying for a conventional loan, though there are a few differences.
Eligible applicants must:
- Be first-time homebuyers.
- Be citizens or legal residents of the U.S. who have lived or worked in the City of Atlanta or Fulton County for the past year.
- Have at least two, but no more than eight people in their household.
- Prove steady income for at least two years that falls within established guidelines; guidelines vary depending on the number of people who will live in the home.
- Show good credit and consistent payment history on debts.
- Have no bankruptcies in the last four years.
- Hold a savings or checking account with a minimum balance of $200 for at least six months.
- Show characteristics necessary for successful homeownership such as honesty, financial responsibility and reliability.

Interested applicants are invited to an application workshop. Income tax returns, W2s, pay receipts, bank statements and credit reports for each applicant are reviewed and applications are accepted if initial requirements are met (this does not guarantee approval). A small $10 application fee applies if the application is accepted.

Mortgage Bank
In addition to being a developer of affordable housing, Atlanta Habitat operates a mortgage bank. We hold over 700 loan packages and process all of them in-house. We charge no interest and gain no profit. Mortgage payments for our homeowners are less than $600 per month and the payment also covers property taxes, pest control, homeowner’s insurance, and a maintenance savings account.
The mortgage payments of our homeowners represent approximately 20% of Atlanta Habitat’s annual operating budget. This is a significant amount, however, it demonstrates why we must raise additional funds each year to cover the remaining 80% of the cost of building affordable homes for Atlanta’s low-income families.
